I was fortunate to work with Chris Dudley for a few months, after a few unsuccessful engagements with other agents. Chris has achieved a different level. The first day I worked with Chris, he showed me a couple homes. We started on the outside and worked around the house - bit by bit. Chris pointed out structural cracks, chimney issues, and evidence of water - getting into everything with a flashlight. Then we moved inside - through the basement - getting into corners looking for water and any evidence of problems. He climbed into attics full of dead bugs and up under porches where animals had clearly been living - well-dressed. You get a good look at a home with Chris. Very detailed. The other agents I worked with walked in and out the front door.
Chris responded regularly to my texts late at night and early in the morning. Day after day, for months. One example - I had a few homes that I was interested in and they had offer deadlines around the same time. We went hard on one of the homes and lost to another buyer - my fault. One of the other homes we were interested in had an offer deadline at noon the next day. I texted Chris, urgently, one hour before the offer deadline asking if there was any way we could get an offer in. My wife was very interested in the property. He made some calls to the listing agent to buy time, found an office, wrote it up, and made it happen somehow.
Chris brings a complete package from showing to closing. Chris' experience and effort was a multiplier for us. He has relationships in the industry that he's developed over the past decade that were essential. From the showings, to analyzing the market around a home, to the strategy that goes into writing competitive offers, to dealing with lenders, to digging into every little nuance about a contract - if he didn't have the answer to our question, he found the answer. He's a steady guide throughout the process - always calm and professional. He moves quickly and efficiently. He always made time for us to look at properties - even with family in town for an important event.
We certainly encountered our share of intense situations. Chris is professional and calm - always. He's good with people - all of the different parties involved - and provides clear ethical guidance and judgement while attacking the goal.
The question early on for us was, “Do we really need an agent? Seems like a lot to pay when they don’t seem to do much." The first agents didn't help much. Chris made all the difference. He seemed to do everyone's job - filling the cracks between the lender, the title company, the listing agent, the sellers, and everyone.
