Here's what I do for you:

 

  • 360 Exterior Showing. 

    • Most agents just open the door and say, oooh I love this kitchen, or even worse, just stand at the door.  Every House, Rain or Shine, Freezing outside or So HOT, we just want A/C - we need to look at the outside.  What am I looking for?

      • Looking at the Roof

        • How old does it look?

        • How much will it cost to replace or can it be repaired?

        • Are there any things that I can see that might need attention?

      • Looking at the Siding

        • What type of siding is it? (Metal, Vinyl, Hardi-plank?)

        • How old is the siding and what does that potentially mean?

        • How much does it cost to replace or repair it?

      • Looking at the Windows

        • While we are looking inside at the windows, from the exterior we might see Wood-Rot around the Frame.

        • It's easier to see if the windows have lost their seal from outside.

        • It's easy to identify the age of the windows from outside.

          • So, if they are older windows, should you replace them? It depends, but we will discuss

          • How much would it cost to replace ALL the windows?

          • What types of windows are there? (Wood, Metal, Vinyl) and how do they differ?

      • Looking at the Landscaping and Grading

        • Lots of Land means Lots of Maintenance

          • How much does it cost to cut the lawn?

        • Is the land on a hill coming toward the house - will that cause water issues in my basement?

      • Is there a Walk-Out Basement?

        • If yes - is the drain clear of debris?  If NOT, did the basement flood.  We will certainly look inside if I suspect that.

      • How are the down-spouts?

        • Are they draining away from the foundation?

        • Are they buried in the ground?

        • Where is the water going?

      • Are there trees overhanging the house?

        • How much does it cost to remove trees?

        • What trees are bad for my house?

          • Will the root system cause the foundation to break open?

      • Are there any structural cracks on the exterior?

        • Water Penetration?

  • 360 Interior Showing.

    • All Levels; Basement, under the sinks, looking for water intrusion, mold, damage, everything!

 

Did I scare you yet?  This is a lot to think about?  I PROMISE that you as a buyer are not looking at these things, but I AM as your Realtor! We haven't ever gotten inside the house yet, but my goal - while you are falling in LOVE with the house, is to find all and any issues that I can with the house, so you are buying as an EDUCATED buyer, with EYES WIDE OPEN.

Prior to real estate, I was a college professor and classical performer, all over the world.  I find that I use my education background the most when helping to educate my buyers in the home-buying process. By the end of the process, you will be able to identify all issues with your own home - YOU will be the expert on the home. Don't just rely on a home inspection - get into the whole house and see it all.  I hope that you learn this from me and when you eventually buy, you are READY!

    • One that is not only giving you a good rate, but is responsive, works nights and weekends, and will beat other competition.

  • You know about the different parts of the transaction IN ADVANCE!

    • So, we will have gone over a contract before you sign.

    • You will have already signed a buyer broker agreement.

    • You are aware of what inspections can be completed PRIOR to an offer so you are ready.

    • You have already STARTED writing your personal "love" letter to the seller, only to edit it later when it's needed.

    • You have prepared and set up the ability to move funds around (from investments to liquid) or from different countries.

    • You have had all your questions answered.

  • You come prepared to see houses - Always Bring A Flashlight.​

  • I'll make your deal is as seamless as possible.​
